This pub actually dates from the early 18th Century, not that you can tell, and is surprisingly Grade II listed, presumably for parts of its exterior.
It now come under the Heritage Pubs arm of Stonegate which according to their own blurb, have an emphasis on food, especially pub favourites, so no real surprise what you find here is a modern pub interior that is made out to make you feel you are in a country pub rather than one in N17.
It must be working for them as Stonegate has spent money remodelling it again since the last review and although that description largely still rings true its now even smarter and cleaner internally. The biggest difference I could see was that the bar top has changed layout again and the number of ale pumps have been reduced to three. For our latest visit these were the ubiquitous London Pride, Adnams Ghost Ship and Southwark Brewing London Pale Ale. Between us we tried all three and they were all in decent nick.
The key selling point here however is its location in the middle of the reservoirs, (or the Walthamstow Wetlands as they have now been branded to be in keeping with the general continuing gentrification of Walthamstow), and the rather excellent back garden space that runs along the Coppermill Stream section of the Wetlands. This really is a nice spot for a pint and/or to enjoy the Heritage Pubs laminated menu of traditional pub favourites that nearly everyone else was doing on this late afternoon.
The purpose of this one is to feed and hydrate the multitude of visitors to the wetlands, and I thought for that purpose it is doing a particularly good job. Not a place just for a beer, unless you are blessed with a fine day and can use the garden. Or you use it for the purpose we did, which was to use it for a wetner before taking the very pleasant 20 minute stroll through the northern reservoir section to the northern end of the Blackhorse Road mile where you can indulge in some serious craft ale drinking as you work your way back down to the Blackhorse Road tube station.

Surprisingly decent cask offering of L Pride (OK give me that one), N1 from Hammerton, Hobgoblin Gold, Kazbek a blonde beer from Redemption and the Mayflower Session IPA from Southwark Brewing. Keg offering of Cruz, Guinness, Moretti and their Sale di Mare, Peroni, Stella, Neck Oil, Amstel, Asahi and Inch's cider.

Pleasant pub sandwiched between the River Lea and the Coppermill Stream. Some tables and umbrellas out the front on a small, paved area. There is reasonable parking, and the bar counter is against the rear wall to the slight right of the front entrance. Tiled around the bar counter but an otherwise flagstone bar area between the entrance and the bar counter. There is a leather banquette to the immediate right of the entrance on the front window but generally tall tables and tall stools in this area. There is a large fire grate on the right-hand internal wall, the chimney shared the other side of the internal wall in a carpeted area that has a series of booth tables, a semi-circular green leather banquette in the front window and some other regular tables and chairs. Entrance to the nice, paved beer garden is off the left-hand end of the bar area, and it has some lovely tree cover as well as some actual cover. There is a large, carpeted seating area over this left-hand side of the venue (apart from a bare boarded section with what would be a very cosy fireplace) just before the exit to the beer garden. Another old fire grate with the wooden surround inscribed "Ferry Boat Inn" in case you forget where you are. A green and mustard coloured leather banquette along what is the left most wall of the venue, regular tables and chairs throughout plus a large dinner table in the front bay window. Thought this was a very enjoyable stay, the venue feels like it is a country pub and then you remember you are quaffing in N17!

A very thorough review from Tris doesn't need much added from me about this Stonegate eatery.The ale options on my trip were Doom Bore,Adnams Ghost Ship and ELB Jamboree (NBSS 3.5,£5.65 ) .Both ELB Cowcatcher and Redemption Pale were "coming soon".The service was friendly and the light bite lunch menu offered a very good fishcake and salad for £9.
I didn't like the brightly lit advertising board with rotating adverts,and although the pub garden is large,the River Lee at this point is more a muddy stream,the days of a ferry being required was before all the flood prevention measures and the building of vast resevoirs.
The real fires were kicking out some good heat on a cold day,and at least the mindless muzak was played at background volume.It's not a bad pub,mainly food orientated but is fine for just drinking and does at least offer some real ale.A short walk from the Lee Navigation.
