This does indeed look like an estate pub, but it's right next to what passes for a town centre in Gorton. It's also closed with shuttered windows and the car park blocked off.

The Suburban is a largish estate pub and one of two built on the newish garrett way.
Once inside there were two rooms that i noticed with a smartish lounge and a decent bar,i had a drink in the bar and found this room to be fairly comfortable.
The pub is a Lees tied house and there were two real ales on the bar i had a drink of Lees bitter and this was a decent drink the other beer was Lees mild.
This was a decent enough pub to have a few drinks in.
