A Hall and Woodhouse roadside pub with a busy restaurant slant, a 19th Century timber framed building which has been extended and modernised to good effect. Leaded windows, flag floors and lots of small snugs make it feel intimate and friendly. There is plenty of parking just off the main road, and there is a pleasant garden with seating which makes for a nice place to enjoy a pint, although there is a lot of road noise at busy times. The staff were very helpful and pleasant, while the regulars were a robust bunch, but accepting enough of our casual presence. Food was reasonable, and there was a large coffee machine for those who needed it. Beer was in excellent condition, and the pint of Badger Best I had was one of the best of that particular brew I can remember. Definitely worth stopping for a pint or two, a good place to eat and overall a decent pub.

Can not add to what Quinno has said well worth a visit it was a very hot sunny day so we got the best out the beer Garden

An elegant Hall & Woodhouse outlet in a lovely building with beautiful grounds. Subject to a major refurb in 2008, it’s large inside with a number of different rooms and with an individual character in each. Claims medieval heritage (written, without irony, on a modern RSJ beam). Two H&W ales - Badger First Gold and a rather nice Hopeful Hop - served by a genuinely friendly barmaid. As mentioned below the garden with its little bridge and stream is fantastic and a must-visit on a summer’s day. It is, of course, mainly a food-led outlet but there’s plenty of scope to just drink by the low-beamed bar or outside. A positive first impression and I’d be keen to drop by again.

Lunchtime visit on a lovely summer's day. The Swan has had a big refurbishment, including change to layout of bars
Friendly greeting from all staff, choice of real ales, but I had a shandy as driving.
Goes big on food, which is not cheap by pub grub standards, but is nicely presented and given local area the customers can certainly afford it without blinking
Garden is excellent, stream running through it, bridge over it, just wish it was my back garden
Worth a visit if passing or in Newbury heading south, use the "old A34" and try the Swan again
I am told the coffee was A1 as well
